Our company is on the FHA Roster of approved residential appraisers. We're qualified and approved to do appraisals for FHA insured loans. We're trained and understand the rules and procedures in FHA's guidance and policy documents.

An FHA loan is insured by the Federal Housing Administration, a federal agency within the U.S. Department of Housing and Urban Development (HUD). The FHA does not loan money to borrowers, rather, it provides lenders protection through mortgage insurance (MIP) in case the borrower defaults on his or her loan obligations. Available to all buyers, FHA loan programs are designed to help creditworthy low-income and moderate-income families who do not meet requirements for conventional loans. Remember, the FHA is different from the VA appraiser panel in that the lender can choose the appraiser.

FHA loan programs are particularly beneficial to those buyers with less available cash. The rates on FHA loans are generally market rates, while down payment requirements are lower than for conventional loans.

I have continued a career in the Real Estate industry as a diligent Residential Real Estate Appraiser servicing the mortgage industry, local, state, and federal government consulting agencies, provided Attorney, Bank CEO, professional sports persons, and Charlotte-Douglas International Airport consultant services, as well as, the general public in their need for ethical and professional valuation services. I am approved in the state of North Carolina for DBE, MBE, WBE, ACDBE, and SPSF programs. I have been approved to provide HUD-FHA Federal related mortgage services in NC & SC prior 1992.

By also being a North Carolina Real Estate Broker, I have gained extensive residential real estate knowledge within the Charlotte-Metro area which expands into South Carolina.  I have completed additional education courses, hours, and applicable state testing requirements. My desire of a career in real estate began from the family business and observing the respect and regard held by countless clients due to my families ethical standards and integrity, daily values I take pride in as well.

I have served as a Senior Staff Supervisory Appraiser in a large firm providing Appraisal Review and guidance for a number of years. Since 2000, I have owned and operated Gosser Appraisals. Throughout my career I have become extremely proficient in valuation services for all property styles and designs, all lending and general appraisal reporting form types and provide thorough communications, diligent report preparation and reconciliation, and have a solid foundation in applicable software products, as well as, Web, App, UAD, and Internet based transmissions. More important, I have gained years of experince in appraising.

Gosser Appraisals has recently completed courses regarding appraisal review, new lending rules, and reporting guidelines, UAD CE, and most recently important changes to USPAP through the next two years, as well as, other educational courses. 

I recently completed Consulting Services on another government affiliated project. I also hold high review scores for Refinance, Market Valuation, and Relocation Services. The research and report reconciliation required for today's complex market requires extensive market analysis experience, as well as, well documented and understandable reports. 

Our five county area knowledge and experience is compliant with distance underwriting guidelines. Our repeat customer base is an indication of the quality service provided by Gosser Appraisals. Throughout the appraisal process, we extensively update our clients and provide well documented reports within a competitive time frame. With continual underwriting, review, and loan requirement changes, Gosser Appraisals has be able to provide our clients all information required in the initial report delivery to proceed without  delay or down time.

Of course extensive communication through the process is imperative; however, I believe it is as important to be respectful and provide the same professionalism to all persons including owners and borrowers. They likely are not aware of Appraisal and Mortgage Laws or the Rules and Laws of Client Confidentiality which we must abide by.
